Job Summary:

The Project Director is responsible for leading and managing the successful delivery of real estate development projects from inception to completion. This role involves strategic planning, coordination, and execution of residential, commercial, or mixed-use developments, ensuring adherence to time, cost, quality, and regulatory standards. The Project Director serves as the key point of contact between senior management, consultants, contractors, and stakeholders, driving project performance in alignment with organizational objectives.

Key Responsibilities:

Project Leadership & Delivery

  • Oversee the full project lifecycle including concept design, planning approvals, construction, handover, and closeout.
  • Develop detailed project execution plans, schedules, and budgets.
  • Monitor and control project progress, ensuring on-time and within-budget delivery.
  • Proactively identify project risks and implement effective mitigation strategies.

Stakeholder Management

  • Serve as the principal liaison with consultants, contractors, government authorities, and internal departments.
  • Manage expectations and maintain strong relationships with key stakeholders and investors.
  • Facilitate project meetings, progress reviews, and reporting for senior leadership.

Team & Resource Management

  • Lead multi-disciplinary project teams including engineers, architects, planners, and site managers.
  • Oversee the selection and performance of external consultants and contractors.
  • Ensure clear allocation of roles, responsibilities, and deliverables within the project team.

Quality, Safety & Compliance

  • Ensure compliance with all local building codes, health and safety regulations, and company policies.
  • Implement quality assurance and quality control measures across all project phases.
  • Review and approve technical drawings, specifications, and construction methodologies.

Budget & Financial Oversight

  • Develop and monitor detailed project budgets and financial forecasts.
  • Approve project expenditures and variations within delegated authority.
  • Ensure cost control and value engineering are implemented effectively.

Qualifications & Experience:

  • Bachelor’s degree in Civil Engineering, Architecture, Construction Management, or a related field.
  • Postgraduate qualifications or MBA preferred.
  • Minimum 8–12 years of relevant experience, including 3+ years in a senior project management or project leadership role in real estate development or construction.
  • Demonstrated experience delivering large-scale, high-value real estate projects.
  • Strong knowledge of construction laws, project finance, and regulatory approvals.
  • Native English Speaker is required for this role due to the need for high-level communication with international stakeholders.
